KUALA LUMPUR, April 24: Tired of tenants from hell with unpaid bills and unkempt dwellings?
There may be hope for property owners through BeLive Ventures Sdn Bhd, a property management company that uses AI-enhanced hi-tech gadgetry to safeguard their interests.
Keith Kuang, the company’s co-founder and CEO, says there are now convenient electronic gadgets that take the misery out of building owners who rent out their properties to strangers.
Like having a gadget to regulate the usage of electricity or an electronic lock at the entrance, he told a recent presentation here on what BeLive Ventures could do for property owners.
Should a tenant default on payment, access can be denied with a flick of a switch by the owner.
No more months of unpaid bills as the tenant is barred from entering the premises if he or she doesn’t pay up!
Another service provided by BeLive Ventures is conducting background checks on world-be tenants to determine whether they have been serial defaulters that have been blacklisted by credit-risk agencies.
But away from these not-so-pleasant encounters, the company actually curates the accommodation on behalf of property owners for their targeted clientele.
In other words, assisting property investors to maximise their rental income by undertaking property renovations, tailoring each unit to suit the co-living concept to transforming the residential units into attractive co-living spaces.
BeLive Ventures recently signed an MoU with KTC Group Sdn Bhd to explore the possibility of bringing its services to property owners at Iskandar Heights, a high-rise technology park in Seri Iskandar, Perak, about 40km south-west of Ipoh.
BeLive Ventures also aims to help property owners with AI-enhanced tenancy management and tenancy solution apps to better manage their properties besides providing smart living Internet of Things (IoT) devices.
As for tenants, Kuang said BeLive Ventures undertakes to provide facilities like fully furnished rooms, adequate kitchen facilities, Internet connectivity and even a fridge in every room to prevent the possibility of items being unknowingly nicked by unscrupulous people!
